The hour, in order

These projects are won or lost in three places: the policy, the land and the numbers. One lot, in the order a real study runs.

  1. Policy review

The zoning by-law, overlays, site-specific exceptions and the Official Plan, and which of them decide the unit count on this lot.

  2. Land due diligence

Frontage and depth, heritage and environmental flags, and the questions to settle before you firm up an offer.

  3. What fits

The building the lot can actually carry, from what is allowed as of right to the most it can hold.

  4. The pro forma

Rents, hard and soft costs, development charges and financing, including CMHC MLI Select at five units and up.

  5. Financial feasibility

The return, the equity it takes, and the call at the end: build it, or walk away.

A lot that is allowed a multiplex is not automatically a good one to build on. The numbers decide.

Who it is for

  • Landowners who want to know what their lot could be worth to a builder
  • Land buyers checking a lot before they make an offer
  • Investors weighing a fourplex or a sixplex, and how the numbers compare
  • Builders moving into Toronto infill

Before you join

  • Have a Toronto address in mind, even a lot you are only curious about.
  • Bring the frontage and depth if you know them. Feet is fine.
  • Join on a decent screen. There are numbers to read.
